Professional Estate Sales, Downsizing & Estate Liquidation
When a Universal City home needs to be liquidated, families often find the difficult part isn’t simply selling the contents. It is making hundreds of decisions about what to keep, research, sell, donate, or discard.
There may be furniture in every room, boxes in closets, tools in the garage, collections packed away for years, jewelry, artwork, household goods, electronics, outdoor merchandise, and hundreds of items no one has had time to evaluate.
You don’t need to identify, research, price, and sell it all yourself before asking for professional help.
SATX Select Liquidators provides professionally managed estate sales and estate liquidation services in Universal City and the surrounding Northeast San Antonio area.
We help families, heirs, executors, trustees, and homeowners turn an overwhelming property into an organized, researched, professionally marketed, and accountable estate sale.
We manage the process from the initial property consultation through research, pricing, organization, staging, marketing, sale-day operations, electronic transaction recording, and final settlement.
Before You Donate or Throw Things Away, Let Us Look
Families often begin cleaning out a property because they believe they are helping prepare for the estate sale.
The problem is that merchandise can be donated, discarded, given away, or sold piecemeal before anyone has had an opportunity to determine whether it deserves a closer look.
Something does not have to look expensive, new, or important to deserve evaluation.
Personal taste and resale demand are not the same thing. Something no one in the family wants may still belong in the sale.
That does not mean every old or unusual object is valuable. It means appearance alone isn’t always enough to decide what to throw away.
Before making large donations, filling a dumpster, or selling ordinary contents individually, give us an opportunity to see what is there.
When in doubt, leave it.
Identify the belongings the family definitely intends to keep, and remove medications, sensitive financial records, personal documents, and other private materials that should never become part of the sale.
Then review the ordinary contents before you start clearing them out. You can always decide after the walkthrough. You cannot put back something that has already been sold, donated, or discarded.

Experience Helps Identify What Deserves Attention
I bring more than 23 years of estate and business liquidation experience, including more than 300 estate sales and over 100 business liquidations.
That experience has exposed me to a wide range of household merchandise, artwork, jewelry, collections, antiques, coins, tools, furniture, business assets, and specialty items.
Experience does not mean knowing the value of every object at sight.
Our job is not to assume that everything is valuable.
It is to recognize when something deserves more investigation before treating it like ordinary household merchandise.
Recognizing uncertainty is part of professional liquidation. If something gives us a reason to stop and investigate further, we do that before assigning a price.
Researching the Merchandise
When merchandise gives us a reason to investigate further, research becomes part of the pricing process.
Depending on the category, that may include examining signatures, makers, hallmarks, model numbers, materials, condition, relevant comparable sales, and current market demand.
Accurate identification can be particularly important with:
- Artwork
- Jewelry
- Sterling silver
- Coins
- Watches
- Antiques
- Collectibles
- Military items
- Vintage advertising
- Pottery and glass
- Quality furniture
- Tools and specialty equipment
Most ordinary household merchandise does not require extensive research or a formal appraisal. You can usually price it using condition, current demand, category experience, local market knowledge, and appropriate comparable sales.
A formal appraisal is also not automatically the same thing as an estate-sale price.
Designated higher-value items may receive AI-assisted research, and I either price them myself or supervise the pricing, then recheck the prices before the sale.
The objective is straightforward: investigate uncertainty before pricing rather than guess based on appearance alone.
Most higher-value pieces remain in the estate sale. If a significant specialty item deserves evaluation through a specialized auction house or other specialist, we will discuss that option with you rather than automatically sending it elsewhere.

Relocation and Downsizing Sales
An estate sale is not limited to settling an estate after a death.
We also work with Universal City homeowners who are relocating, downsizing, combining households, helping a parent move to senior living, or preparing a longtime residence for sale.
Selling household contents piece by piece can mean photographing merchandise, researching prices, writing listings, answering messages, negotiating individual sales, arranging appointments, and coordinating pickups.
Repeat that process across an entire household, and it can consume far more time and attention than the family expected.
If the property contains enough appropriate merchandise to support a professionally managed sale, we can evaluate the contents, discuss your timeline, and tell you whether we believe an estate sale fits the property and situation.
You decide what the family is keeping. We help manage the sale process for the contents being left behind.

Preparing the Property for Buyers
Once an estate sale is accepted and setup begins, we organize the appropriate sale contents around the property and the merchandise being offered.
That can include organizing merchandise, staging rooms, researching potentially significant pieces, pricing, photography, marketing preparation, higher-value item tracking, and checkout planning.
Professional presentation helps buyers understand what is available and shop the property without searching through disorganized rooms, closets, or garage areas.
Designated higher-value merchandise receives additional tracking and control rather than being handled exactly like ordinary household contents.
Reaching Estate-Sale Buyers Throughout San Antonio
We do not rely solely on people who happen to drive through the neighborhood.
SATX Select markets estate sales through established estate-sale platforms, online promotion, social media, photography, and our customer notification network, with the mix adjusted to the merchandise being offered.
Clear photography and useful sale information help prospective buyers understand which merchandise categories are being offered before the sale begins.
When a property includes notable categories such as artwork, jewelry, coins, quality furniture, tools, military items, vintage merchandise, or specialty collections, those categories can receive more focused marketing attention.
The goal is not simply to generate traffic. It is to put relevant categories in front of buyers who are interested in the merchandise being offered.
Technology That Improves Accountability
SATX Select uses electronic transaction recording throughout the sale as part of our accountability process.
Designated higher-value merchandise is individually barcoded and tracked, with photographs included in the settlement reporting for those items. Appropriate lower-value merchandise may be recorded by category rather than item by item.
Our cash controls also include professional-grade cash counting and counterfeit detection.
After the sale, the settlement reporting shows gross sales, our commission, any approved additional expenses, and final net proceeds.
That documentation may be useful to families, executors, trustees, multiple heirs, accountants, attorneys, and other professionals involved with the estate.
It is not presented as a substitute for any accounting or documentation separately required by a court or professional advisor.
Transparency should be built into the process, not added only after someone asks where the numbers came from.
For more on this system, see How Barcoding Makes Our Estate Sales More Transparent.
Professional Sale Management
During the active sale, we manage buyer flow, checkout, payments, electronically recorded transactions, and the overall operation of the property.
Families generally do not need to spend the sale weekend answering buyer questions, negotiating individual transactions, or managing checkout themselves.
That day-to-day operation is part of what you are hiring us to manage.
Clients generally do not need to remain onsite during setup or the active sale, and we typically recommend that family members not stay at the property while buyers are shopping. We can remain reachable by phone when decisions are needed.
If additional security seems appropriate based on the property, inventory, layout, or risk, we discuss the recommendation and any associated cost with you before you incur it.
Selecting a Universal City Estate Sale Company
Commission matters, but it should not be the only factor you consider when choosing an estate sale company.
Ask how the company operates once you give it access to the property and its contents.
Who researches potentially significant merchandise, and who oversees higher-value pricing?
What information is used to determine prices, and what happens when the company encounters something it does not recognize?
How will the merchandise be photographed and marketed, especially when the estate contains specialty categories?
How are transactions recorded, how is cash handled, and can designated higher-value merchandise be individually tracked?
What will the final settlement show, and how will gross sales, commission, approved additional expenses, and net proceeds be documented?
Ask whether additional expenses can be incurred without your approval and how those costs will appear on the settlement.
The commission percentage is easy to compare. Research standards, pricing judgment, transaction controls, communication, documentation, and trust require better questions.

Universal City Estate Sale Planning and Signage
Universal City currently states that a permit is not required for an ordinary garage sale, but the City also restricts garage-sale signs.
Current City guidance says garage-sale signs may be placed on the property where the sale is occurring or on another private property with the owner’s permission.
The City says those signs may not be placed on utility poles, traffic-control devices, or street signs and must be removed when the sale ends.
Because the City’s published guidance refers specifically to garage sales rather than professionally managed estate sales, we do not assume every rule or exemption applies in exactly the same way to a professional estate sale.
We confirm the current requirements applicable to the specific property and planned signage before finalizing sale operations. Universal City also directs questions about specific code requirements to the appropriate City department.
Our Universal City Estate Sale Process
Private Property Consultation
We begin with a free, private property consultation by appointment. Most consultations take about 45 to 60 minutes. We review the relevant contents, discuss your timeline and family keeps, identify merchandise that may deserve additional research, and explain whether we believe an estate sale fits the property and your situation.
Research and Pricing
We evaluate the contents and provide additional research on potentially significant merchandise. Higher-value items receive added pricing oversight where appropriate.
Organization and Staging
We organize and professionally present the appropriate sale contents so buyers can understand and shop the property more easily.
Photography and Marketing
We photograph and promote the merchandise through the channels we believe are appropriate for the sale and its notable categories.
Sale Management
We manage buyer flow, checkout, payments, electronically recorded transactions, and the overall operation of the active sale.
If additional security appears appropriate based on the property, inventory, layout, or risk, we discuss the recommendation and any associated cost with you before incurring it.
Final Settlement
After the sale, we reconcile the transactions and prepare the settlement reporting and proceeds. Settlement is normally completed within approximately one week after the sale.
The SATX Select 8-Step Sale Process gives the engagement a defined structure from the initial evaluation through final settlement.

Why Choose SATX Select Liquidators?
Our approach combines liquidation experience with research, pricing oversight, professional presentation, electronic transaction recording, higher-value item tracking, marketing, and settlement reporting.
Experience. I bring more than 23 years of estate and business liquidation experience, including more than 300 estate sales and over 100 business liquidations.
Research. We do not assume an item’s importance based solely on appearance or where it was stored. We investigate potentially significant merchandise further before pricing.
Technology. We individually barcode and track designated higher-value merchandise, and include photographs in the reporting for those items.
Professional presentation. We organize and stage the merchandise so buyers can understand and shop the sale more easily.
Marketing. We use multiple channels and adjust the emphasis based on the merchandise being offered.
Documentation. Electronic transaction recording and settlement reporting provide documentation showing how the sale was accounted for.
Most importantly, we understand that these belongings may represent years or decades of someone’s life. They become merchandise during the sale, but they are not meaningless inventory to the family.
That is why the process should combine professional decision-making with clear communication about what is happening and why.

Frequently Asked Questions
Do estate sales have to involve a death?
No. We also work with homeowners who are downsizing, relocating, helping a parent move, combining households, or preparing a longtime residence for sale. Whether an estate sale fits depends on the property, merchandise, timeline, and other circumstances.
Should we remove personal property before the consultation?
Identify what the family definitely intends to keep, and remove medications, sensitive documents, financial records, and other private materials. Then avoid donating, discarding, or selling ordinary contents simply because you do not think they are valuable. When in doubt, leave it.
Can you handle tools and garage contents?
Yes. We evaluate relevant saleable merchandise in garages, workshops, storage areas, patios, and outdoor spaces rather than concentrating only on furniture and household goods inside the residence.
Do you research valuable-looking items?
Yes, but we do not limit additional research to things that look expensive. Potentially significant merchandise can receive additional investigation, and designated higher-value items may receive AI-assisted research and added pricing oversight.
Do you provide sales records?
Yes. Transactions are electronically recorded. Designated higher-value merchandise is individually barcoded and tracked, with photographs included in the reporting for those items, while appropriate lower-value merchandise may be recorded by category. The settlement report also shows gross sales, commission, approved additional expenses, and net proceeds.
How much does an estate sale consultation cost?
Our private property consultations are free and normally take about 45 to 60 minutes. There is no obligation to hire us afterward.
Do I need to be at the property during the sale?
Generally, no. Clients do not need to remain onsite throughout setup or the active sale, and we typically recommend that family members not stay at the property while buyers are shopping. We can remain reachable by phone when decisions are needed.
Does Universal City require a permit for an estate sale?
The City’s current published guidance says an ordinary garage sale does not require a permit and provides specific restrictions for garage-sale signs. Because that guidance addresses garage sales rather than professionally managed estate sales, we confirm the requirements for the property and planned sale before finalizing operations.
