Professional Estate Sale Company & Estate Liquidation in Cibolo
When you need to liquidate a Cibolo home, the challenge is often not any one piece of furniture or box in the garage. It is the sheer volume of decisions, research, listings, pickups, and deadlines that can suddenly land on one family.
A longtime household may contain furniture, tools, electronics, collectibles, jewelry, kitchenware, garage contents, outdoor equipment, clothing, décor, and years of everyday belongings that all need decisions.
You don’t need to sort, price, advertise, and sell every item yourself before asking for help.
SATX Select Liquidators provides professionally managed estate sales for Cibolo families, heirs, executors, trustees, military families, and homeowners who are downsizing, relocating, settling an estate, or preparing a property for sale.
We manage the process from the initial property consultation through research, pricing, organization, staging, marketing, sale-day operations, electronic transaction recording, and final settlement.
Don’t Start Throwing Things Away Yet
If you are preparing a Cibolo home for an estate sale, you do not need to clean, organize, price, or sort the entire house before calling us.
In most cases, we would rather see the contents before you begin clearing ordinary household merchandise out.
When in doubt, leave it.
Families sometimes donate, discard, or give things away because they look old, outdated, unusual, ordinary, or simply do not appeal to anyone in the family. But personal taste and resale demand are not the same thing.
Vintage toys, tools, jewelry, coins, watches, military items, electronics, pottery, advertising, collections, and ordinary-looking household pieces may have resale markets that are not obvious from appearance alone.
Identify the belongings the family definitely intends to keep, and remove medications, sensitive financial records, personal documents, and other private materials that should never become part of the sale.
Then stop before you begin clearing out the rest of the property. Let us see the ordinary contents before you start donating, discarding, or selling things piecemeal.
You can always decide what to do with something after the walkthrough. You cannot put back something that has already been sold, donated, or discarded.

Estate Sales for Cibolo Military Families
Cibolo’s proximity to JBSA-Randolph means military relocation is part of life for many families in the area. JBSA-Randolph is one of Joint Base San Antonio’s three primary locations.
A PCS move can put a family on a timeline they didn’t choose. Once orders arrive, decisions about housing, movers, schools, travel, household goods, and everything not related to the move may all need to happen at the same time.
A report date, pack-out schedule, household-goods shipment, weight allowance, and a long list of other requirements may compete for the family’s attention. Military household-goods allowances are tied to the service member’s orders and rank, and exceeding the authorized weight can create additional cost.
If you are facing a military move and have already decided that a substantial amount of the household isn’t moving with you, an estate sale may help you handle those contents through one coordinated sale rather than dozens of separate transactions.
We can review your report date and moving schedule, evaluate the amount and type of merchandise, and tell you whether a professionally managed sale can realistically fit your timeline.
When a PCS schedule is tight, we may be able to shorten our normal preparation timeline when the property, inventory, staffing, and calendar allow it. We do not promise that every estate can be compressed to fit every set of orders.
Downsizing or Relocating From Cibolo
An estate sale is not limited to settling an estate after a death.
We also help homeowners who are:
- Downsizing to a smaller home
- Relocating for work
- Moving out of Texas
- Preparing for a military PCS
- Moving into retirement or assisted living
- Combining households
- Preparing a property for sale
- Helping a parent move
Selling an entire household piece by piece can mean photographing merchandise, writing listings, researching prices, answering messages, negotiating individual sales, arranging pickups, and coordinating multiple buyers while you are also handling the move itself.
A professionally managed estate sale gives the family another way to handle a substantial volume of household contents through one coordinated process.
You decide what you’re taking.
We help manage the sale process for the contents being left behind.

What Is Everything Worth?
That’s one of the first questions families ask.
Not everything in an estate needs a formal appraisal, and an appraisal is not automatically the same thing as an estate-sale price.
Most ordinary household merchandise can usually be priced using condition, current demand, category experience, local market knowledge, and relevant comparable sales.
The challenge is recognizing which items deserve additional research.
SATX Select gives potentially significant merchandise additional attention and pays particular attention to categories such as:
- Jewelry and precious metals
- Coins and currency
- Collectibles
- Antiques
- Artwork
- Quality furniture
- Watches
- Tools
- Military items
- Vintage toys
- Electronics
- Pottery and glass
- Advertising and memorabilia
- Specialty collections
Designated higher-value items may receive AI-assisted research, and I either price them myself or supervise the pricing, then recheck the prices before the sale.
I bring more than 23 years of estate and business liquidation experience, including more than 300 estate sales and over 100 business liquidations. That experience doesn’t mean I know the value of every object on sight. It means recognizing when something deserves a closer look before assigning a price.
If something gives us a reason to stop and investigate further, we do that before treating it like ordinary household merchandise.
Most higher-value pieces remain in the estate sale. If a significant specialty item deserves evaluation through a specialized auction house or other specialist, we will discuss that option with you rather than automatically sending it elsewhere.
The goal is to investigate uncertainty before pricing rather than guess based on appearance alone.
For more on pricing, see The Hard Truth About Estate Sale Pricing (And Why What You Paid Doesn’t Matter)
Garage and Workshop Contents Matter Too
The garage and workshop deserve the same deliberate evaluation as the rooms inside the house.
Power tools, hand tools, lawn equipment, automotive items, storage systems, outdoor equipment, hardware, and workshop contents may each appeal to different types of estate-sale buyers.
Rather than treating the garage as an afterthought, we organize, research where needed, and price those contents as part of the overall sale.
A well-organized garage or workshop gives buyers a clearer view of the tools, equipment, parts, and categories being offered instead of forcing them to dig through an unsorted space.
Professional Organization and Staging
A professionally managed estate sale should feel organized, intentional, and easy to shop rather than like a garage sale spread randomly through the property.
SATX Select organizes merchandise into logical areas and professionally presents the contents so buyers can move through the property and understand what is being offered.
Kitchen merchandise can be grouped together. Organize tools and garage contents by category. Collections can be displayed so individual pieces are easier to see. Designated higher-value items receive additional tracking and control.
Professional organization helps buyers notice merchandise, understand the sale more easily, and shop without having to dig through a disorganized property.
Marketing Your Cibolo Estate Sale
Professional preparation still needs marketing that gives interested buyers a reason to pay attention.
SATX Select markets estate sales through established estate-sale platforms, online promotion, social media, photography, and our customer notification network, adjusting the mix to the merchandise offered.
When an estate includes notable categories such as tools, jewelry, coins, artwork, furniture, military items, vintage merchandise, electronics, or specialty collections, those categories can receive more focused marketing attention.
A buyer looking for tools may be very different from someone interested in jewelry, furniture, coins, collectibles, electronics, or military items.
The goal is to put relevant categories in front of buyers who are interested in the merchandise being offered.
Tracking Higher-Value Merchandise
Families should not have to rely on memory or a verbal summary to understand how their estate sale was accounted for.
SATX Select uses electronic transaction recording throughout the sale. Designated higher-value merchandise is individually barcoded and tracked, while appropriate lower-value merchandise may be recorded by category rather than item by item.
Our cash controls also include professional-grade cash counting and counterfeit detection.
After the sale, the settlement reporting shows gross sales, our commission, any approved additional expenses, and final net proceeds. We individually track designated higher-value barcoded items and include photographs in the reporting.
This additional documentation can be particularly valuable when we’re working with:
- Executors
- Trustees
- Multiple heirs
- Probate estates
- Attorneys
- Family members managing a Cibolo property from another city or state
Transparency should be built into the process, not added only after someone asks where the numbers came from.
For more on this system, see How Barcoding Makes Our Estate Sales More Transparent
Estate Sales for Executors and Families
Settling an estate can involve far more than deciding what happens to the household contents.
There may be a property to prepare for market, relatives to coordinate with, deadlines to meet, documents to locate, and rooms full of accumulated belongings that all need decisions while the family is already handling everything else that comes with the estate.
Our job is to take the day-to-day work of organizing and running the estate sale off your list while keeping you informed about the process.
We can research and price the merchandise, organize and stage the sale, market the contents, manage buyers and electronically recorded transactions, and prepare the settlement reporting afterward.
That reporting may be useful to executors, trustees, families, accountants, attorneys, and other professionals involved with the estate, although it is not presented as a substitute for any accounting or documentation separately required by a court or professional advisor.
You do not need to become an expert on everything inside the house before calling us. You need enough information to decide whether you trust the process and the people handling the property.
Understanding Cibolo Sale Requirements
Cibolo’s current public guidance states that the City does not require a permit for a garage sale itself, but it does require permits for garage-sale signs. The City also restricts where those signs may be placed.
Current City guidance says signs may not be placed on traffic signs, utility poles, pedestals, or in the public right-of-way. Signs on private property require the property owner’s permission, must not obstruct sight lines, cannot exceed 10 square feet, and must be removed within 48 hours after the sale.
Because Cibolo’s current published guidance focuses specifically on garage sales and garage-sale signs, we confirm the requirements that apply to a professionally managed estate sale at the property before finalizing the operating plan.
Local rules can affect signage, advertising, access, and the way the event is operated, so they are part of the planning process rather than an afterthought.
Our Cibolo Estate Sale Process
Private Consultation
We begin with a free, private property consultation by appointment. Most consultations take about 45 to 60 minutes. We review the relevant contents, discuss your timeline and family keeps, identify merchandise that may deserve additional research, and explain whether we believe an estate sale fits the property and your situation.
Research and Pricing
We evaluate the contents and provide additional research on potentially significant merchandise. Higher-value items receive added pricing oversight where appropriate.
Organization and Staging
We organize and professionally present the household contents.
Photography and Advertising
We photograph and promote the merchandise through the channels we believe are appropriate for the sale and its notable categories, reaching prospective buyers throughout the greater San Antonio and northeast corridor.
Sale Management
We manage buyer flow, checkout, payments, electronically recorded transactions, and the overall operation of the active sale.
If additional security appears appropriate based on the property, inventory, layout, or risk, we discuss the recommendation and any associated cost with you before incurring it.
Final Settlement
After the sale, we reconcile the transactions and prepare the settlement reporting and proceeds. Settlement is normally completed within approximately one to two weeks after the sale.
The SATX Select 8-Step Sale Process gives the engagement a defined structure from the initial evaluation through final settlement.
For a fuller explanation, see Our Process.
Why Choose SATX Select Liquidators?
Our approach combines liquidation experience with research, pricing oversight, professional presentation, electronic transaction recording, higher-value item tracking, marketing, and settlement reporting.
Experience. I bring more than 23 years of estate and business liquidation experience, including more than 300 estate sales and over 100 business liquidations.
Research. We do not assume an item’s importance based solely on appearance. We investigate potentially significant merchandise further before pricing.
Technology. We individually barcode and track designated higher-value merchandise, and include photographs in the reporting for those items.
Professional presentation. We organize and stage the merchandise so buyers can understand and shop the sale more easily.
Marketing. We use multiple channels and adjust the emphasis based on the merchandise being offered.
Documentation. Electronic transaction recording and settlement reporting provide documentation showing how we accounted for the sale.
Most importantly, we understand that these belongings may represent years or decades of someone’s life. They become merchandise during the sale, but they are not meaningless inventory to the family.
That is why the process should combine professional decision-making with clear communication about what is happening and why.
