What to Expect
A First-Timer’s Guide to Working With SATX Select Liquidators
If you’ve never worked with an estate sale company before, you probably have questions. That’s completely normal.
Here’s a clear, honest overview of what the experience looks like from your first call to your final check.
Step 1: You Reach Out
Everything starts with a phone call or consultation request. There’s no commitment involved, just a conversation.
We’ll ask a few basic questions about the estate, the timeline, and what you’re hoping to accomplish. If it sounds like a good fit, we’ll schedule a walkthrough.
Step 2: The Walkthrough
We come to the property privately, by appointment. We walk through the home together, assess the inventory, identify any high-value or specialty items, and discuss logistics.
By the end of the walkthrough, you’ll have a realistic sense of what the sale could bring, how long preparation will take, and exactly how we work.
Step 3: You Decide
No pressure. No contract on the spot. Take the time you need to ask questions, compare options, and make the right call for your family.
When you’re ready to move forward, we formalize the agreement and get to work.
Step 4: Preparation
This is where most of the work happens, and most of it is ours, not yours.
We price the inventory, barcode high-value items, stage everything on black display tables with printed signage, and handle the logistics of getting buyers through the door. Most estates take one to three weeks to prepare, depending on size and complexity.
Step 5: The Sale
Sales days are staffed, organized, and managed from open to close. You don’t need to be there, and the sale runs better if you are not.
Every transaction is recorded electronically. Cash is verified with professional equipment. Inventory is tracked in real time.
Step 6: Settlement
After the sale closes, we reconcile everything and prepare your settlement document. You receive a complete itemized report showing gross sales, commission, any applicable expenses, and your final net proceeds.
Then you get your check. With the math shown.
Common Questions First-Timers Ask
Do I need to be at the sale?
No. Most clients prefer not to be. It can be emotionally difficult, and our team handles everything.
What if something doesn’t sell?
We’ll talk through options after the sale closes, donation coordination, removal services, or simply leaving items for the homeowner to handle. Nothing is assumed.
How long does the whole process take?
From consultation to final settlement, most estates are wrapped up in three to five weeks, depending on size and scheduling.
What do I need to do beforehand?
Not much. Remove personal documents, medications, and anything not for sale. Leave the rest for us. (See our full Preparing for an Estate Sale guide for details.)
